Non Residents Tax......HELP!

Usandthewoof, Our 'council taxes' were debited from our bank on 18/10/10. We had (& always have) 2 debits taken each October by the Ajuntament de Pollenca:

1. Recaptacio Tributs - Arbirtris (which is for rubbish etc.)

2. Recaptacio Tributs - IBI - Impost Bens Immobles Naturalesa Urbana

The 2nd one I think is Council Tax & is based on the Valor Cadastral

All of the figures are listed on the bank slip for the transaction.

We are with Credito Balear & we get sent a 'pink slip' for every transaction on the account plus a statement each month. I can get copies of the same documents online.

I pass these documents onto our solicitor as I think they are used in the annual income tax calculation that is being discussed in this thread but I'm not sure. We have always let our solicitor complete the form & pay the annual income tax for us.

Yes Pollensa ,you are right they are used in the calculation of the tax. We also have ours taken from the bank and receive the slip showing the figures.

Any updates on progress/success in calculating and paying these taxes?

Update:

Downloaded form 210 (property tax) from internet (one complete set for each person named on the deeds, which was 2 in our case) and completed with the help of several online sites (see previous posts). Obtained the ID stickers that have to be attached to the forms from local council offices in Pollenca.

With all paperwork complete I took these to the bank with our payment, the girl in the bank stamped the forms, took the payment, put one set of forms in an envelope to be sent to the Hacienda (tax office), kept one set themselves and returned the other 2 sets of forms to us. Hey presto, job done and saved lawyers fees of 160€.

It was a bit complicated at first but once you have all the neccessary paperwork together and the information on how to complete the forms, make the calculation and where to obtain the ID stickers everything seemed quite logical. Of course you can go to the main Hacienda office in Inca, where, you can get the forms and also obtain your stickers, but don't forget to take your NIE and passport with you.

Our stickers still have the original lawyers name on so sometime before next year I will have to make the journey to Inca to get this changed into our own name.

Very pleased that we managed to do it ourselves and saved quiet a few euro's in the process. Had a great meal in Stay last night on the strength of what we had saved.;)

This is interesting information Rebel, further information or the web address would be welcomed.:)

Rebel, the link that you posted worked fine and made very interesting reading. Apart from making it easier to be able to pay your tax online, I also need to change my address over, so hopefully I will be able to kill two birds with one stone.

I would appreciate it if you let me know how you go on, and I in return will do the same.

Hi Whaley
I tried to register without much success, but discovered the Spanish tax system doe's not like computers working in vista mine is vista. Tomorrow I will try again on my son's computer as his is working on windows seven. I will keep the post going until I crack it.

Not tried to register online yet but did get to the tax office in Inca the other day to change the name over from our lawyer to ours (form 30). This would have been quite a simple excersize if any of their staff had spoken English. We struggled through for about half an hour, getting nowhere until a young lady came back from her lunch, who spoke a little English, fortunately enough to understand what it was we wanted and she was able to translate the information that was required to complete the form.

I would have thought that there would have been a translation service available at such a large organisation as the tax office, where they must deal with hundreds of expats who need to sort out their tax matters.

On a positive note I now know where it is and to avoid lunch times!

Hi Whaley, I totally admire your determination to sort your Tax forms yourself and we're following your post with great interest. I can't understand why so many people pay hundreds of euros for their solicitor to do it.
If you ever do get stuck though, just a reminder that Spanish Tax Forms UK do it for £19.95. We've used them for the last 2 years and their service is brilliant......but I suspect you really relish the challenge to tackle the Spanish System? Best of luck and we follow your story with interest.

Just bumping this thread as it's that time of year again when the property tax falls due (31st Dec).

Just done ours using the easy option this year, spanishtaxforms.co.uk, recommended by other forum members (thanks;)). Hey presto the forms were emailed to me 2 days later for a small one off fee of £24.95, they also offer to post them out. They can also obtain stickers for you if you do not have your own.

Once you have all the relevant information needed , this is very stress free and I would thoroughly recommend using this route.:)

Just done the same WW. We were told by our bank that it all had to be into them by the end of November. Luckily we are back out in time so are able to take it all with us. Its a very easy way to do it, also thoroughly recommend.

Just a quick comment to say that the Wealth Tax has been reintroduced. Don´t know the details but I believe that the allowances before the tax is due are alot higher than before. If you are a resident I think you need to have a total `wealth´ie property + savings totalling in excess of 1.2 million euros. Not sure how it affects non-residents second homes.

Oh dear. Here is some more info:
Royal Decree-Law 13/2011 (17 September 2011) was published in the Spanish official bulletin (Boletín Oficial del Estado), and effectively reinstates the “wealth tax” (Impuesto Sobre el Patrimonio) for tax years 2011 and 2012 by temporarily repealing a 100% “tax allowance” that has been available since 2008. The new measures also provide new thresholds for application of the wealth tax for tax years 2011 and 2012.

It also says

The wealth tax is collected by the different “autonomous communities” in Spain. As such, these entities are authorized to modify the minimum tax exemption, tax rates, and tax allowances. Therefore, taxpayers need to consider any tax measures approved by the autonomous communities before 31 December 2011, when the wealth tax accrues.
so we need to understand what is being imposed by the Balearics/Mallorca.

Does anyone know where i can find out what the wealth tax will be in Mallorca? Also i hope the powers that be will take into account the fact that property prices have really dropped in Mallorca, and not charge wealth tax on what you paid for the property. We are trying to sell our house and have cut the price dramatically, to no avail though.

There is a small article in this weeks Euro Weekly that says that the Wealth Tax will be paid by Non-Residents whos total estate in Spain exceeds 700,000 euros and by Residents with a total estate exceeding 1 million euros. It doesn´t say what the rate of tax will be.

Non residents tax

I've heard that this year several people are being refused when presenting their forms at the bank, can anybody elaborate on this and offer advice on how to pay?

I'm wondering if perhaps there is now a facility to do it online.

Some of the banks only accept these payments on certain days ,could they have tried on the wrong day?
