Yes we do hoopy but it doesn't take away the fact that the buildings are built to stay cool. Last week was the coldest we'd ever known in Mallorca and although we managed to heat the rooms sufficiently the floor tiles remained freezing.

I was budgeting around £2500-£3000 ish pa just for it to sit there
I am only looking at a 1 bed apartment max am I far off?:)

Assuming that isn't including any mortgage payments then seems quite reasonable BUT one of the largest costs if you buy in a community can be the community charge ( i know people who pay 300euros per month and others who only pay about 40) if you opt for an apartment in a community with gardens and a pool, lifts, internal roads and lighting etc please make sure you are aware of the costs ..... and don't just ask what the yearly community charge is .... also ask what additional costs owners have been required to pay on average over the past few years ...... some communities budget to cover everything in their monthly fee whilst others budget for the Basic maintenance but then when there is a costly job ...... painting of building, new drains, new internal roads, relining swimming pool, new lift etc ....... the owners have to pay their share. If the apartment is in an older block you may find that these extra costs become quite the norm.

Not trying to put you off .... just trying to help you have all the facts

Once you have the facts .... get the place of your dreams and love it
 
Totally agree with Its CD.
I have a one bedroom apartment in Gotmar which we don't live in.. Our Community Fee is around 800€ pa. This includes general maintenance, water and the gardens. No swimming pool and major repairs and decoration come extra.
As a guide our yearly costs are -
Community fee 800€
Rubbish disposal tax 200€
Municipal tax 200€
Electricity 300€
Insurance 100€
Non-resident property owners tax (based on a declared value of 100k) 500€
Total 2100€
 
Can i ask do you have to live in the apartment for a certain number of weeks not to pay the non resident tax or is it a case of when you buy applying for residencia.

In layman's terms, If you spend 6 months or more in total, you become a resident of Spain for all your taxes.
You are obliged to apply for residency and at this point the Non-Resident Tax would cease to be applicable.
Once resident you will need to declare your Worldly assets to the Spanish Tax Authority and pay Taxes on them!! :eek:

I'm sure there are other threads dealing with this topic and its implications.
 
Also works out even more expensive now ,if you also wanted to let it out for a couple months a year , and are now not allowed too.

It will depend on the size, I think the units we have in our Bedrooms were 1,400 each and the lounge (this is a large unit) was 2,500, we were offered cheaper alternatives. Comfort fitted ours they provide a great service.
 
Basically if you own a property but are not living in it then it is taxed as if you are getting an income from it. In round figures every year you pay a tax of about 0.5% of the registered value.

This is the one that bugs me.
We have to pay tax on the (supposed) income on our apartment... even though we're not allowed any income from it.
