Community fees and electricity charges etc.

Hi all. We had an apartment in PP for nearly 20 years but sold up in 2007. We are now planning on buying again, but I've lost track of what the running costs are likely to be these days. Probably only going to buy a small one or two bed apartment, and only use it as a holiday flat so not loads of usage, so if anyone has some info on what their running costs are that would be very helpful re future planning
 
It all depends as to whether there is a pool plus gardens, lift and if the water is split between the owners or individually.

You won't get away with much less than 80 per month if it has just got a lift, perhaps 100 if a pool and garden is available.
 
We pay 91 for service charge and have a lift
Electric is approx 40 every two months
We go one week a month on average - flat is 15 years old in block near church

Electric only €40 every 2 months and you visit for a week once a month? That sounds cheap to me?
Do you have air conditioning?
 
The other things you will have to think about are:

Rubbish collection around 160 per year
Contribución, anything in between 200 to 300 per year
Rateable value for rentals which is 19% of 1,1% of the cataster value of the property.

Regarding community charges, I mentioned around 100 if you had a pool and garden.

This could obviously increase quite a lot depending on the amount of co-proprietors in the building.

Electricity charges are a real rip-off.

Nearly 90% of the invoice is taxes, eco taxes, supplementary fees etc.

40 every two months ?. Are you sure it isn´t every month ?.

I pay around 400 euros a quatre for community fees including water. 100 euros a month for electric and then all the local taxes. Its a four bedroom apt.
 
Another thing is insurance. Could be anything from 150 to 300.

I would guesstimate that owning a property will cost you around € 150/180 a month, and that´s not taking into account the € 25 minimum fee for having an electricity meter or water / drains charges if it is an individual one.

So...............€ 200 a month ?.

Hey Molt (and anyone else). What is Contribución?
 
It's Spanish which means contribution, which are the yearly taxes paid to the town hall, which consist of:

The IBI tax, which is based on the Cataster value of your property, and also your rubbish collection tax, and if you own one, your vehicle tax.
 
Depending on the time of year you purchase the property, by law the IBI tax has to be paid by the old property owner.

Say you purchased the property before the year end, the current year would be paid by the seller, the following year by the buyer.

But if you happen to purchase the property in, say March, by law the entire year must also be paid by the seller UNLESS there is a clause in the contract which states otherwise.
