I think it depends when you would like to go. As already discussed rentals are down this year as are the prices owners can demand.
If I was you I would take a look at this site and perhaps a few others. You should get a feel of the prices quoted for rental. If you then take a look at the availability you will see if a villa is renting. It is a good way to look at how the market is going.

To see the rentals advertised here - see Rent Villas Apartments in Puerto Pollensa (Port de Pollenca), Majorca (Mallorca) Even if if an advert does not state it, changeover days are normally fkexibe out of season and you can negitiate discounts for more than one week etc.
