Buying a property

Can anyone tell me when buying a property in Mallorca do all the additional costs that you have to work out on the purchase price come to 10 percent or 12 percent or is it more now .

We bought a second property in PP last October, taxes/legal fees etc were an additional 12.7%

The official figures are:-
Up to 400,000€.
8% tax to government.
1% to Notary,
1% to Lawyer
1% to registry.
The percentage is worked out on the selling price.

These are official government figues.
