Hello everyone

I hope (as usual) someone out there can help.

We just completed our first year of property ownership in the port, and received a tax demand from the Ajuntament.

I assume it is the equivalent of what we call Council Tax in the UK, and cover the costs of rubbish collection, road maintenance etc.

The amount is split into two sections: Periodo Voluntario (01/10/206 - 01/12/2016) and Periodo Recargo 5% (02/12/2016 - 16/12/2016).

Could anyone explain these for me, and how they are calculated? Despite the dates, I assume they cover the whole year?

Many thanks for any information, and have wonderful Xmas wherever you are.

The voluntario dates, i.e. two months, are those during which you can pay, normally by standing order or direct debit this annual tax without any supplementary charges.

The next dates is the period during which you will be charged an extra 5% on top of the basic amount.

After the 16th you will be charged this amount, plus a fine plus interest.

If you purchased the property through an agent they, or your solicitor, should have arranged to have this, as well as the IBI tax, paid through your bank account.

I suppose it´s what you would call the council tax back home.

It´s based on the townhalls estimated value of your property, which is always quite a lot less than it´s real value. It´s also payable annually.

If you own a parking space in the basement of the building, this space will also receive an IBI bill.

Lots more info on Google.

You can also pay this on line if you don't have a standing order or direct debit set up with the council:

Fes un pagament | El web oficial de l'Ajuntament de Pollença

Follow the link through to the "web de l’Agència Tributària" (Inland Revenue) and you can make your payment there. It will ask you for information from the top of the council tax bill but then calculates how much you owe before you proceed to payment.

Easier said than done, Bircho !

For those people who have a hard time understanding Spanish, the Mallorquin ( I refuse to say Catalan ) will seem like double Dutch to them.

Wouldn´t it be easier for them to take the "invoice" to their bank and let them sort it ?.

If you are in the area at the time it needs paying possibly yes, but it is not difficult.

If you are using Chrome as your web-browser, when the page comes up, all you need to do is right click on your mouse and then click on translate to English. The webpage will be put into English but it also holds all the links as well.

If you are using any other browser (such as Explorer, Firebox etc), you can download the Google translate toolbar and it does the same.

When you go on to the Revenue site, it actually shows a diagram as to the information you need from which part of your Council Tax invoice so translation is not necessary.

In addition to the two local taxes don't forget that all non-resident property owners also have to pay the the Property owners Imputed Income tax.

That is very true.

I didn't mention it so as not to confuse matters or if they were actually residents here.

From another thread:

It's currently 19% of 1.1% of the cataster value of the property.

So say this was 225.000, the tax payable would be around 470.

This is paid even if you never rent out the property.
