Long Term Rental Deposits etc

Hi
We're looking for a long term rental in PP area 6-12 months plus. I've looked at a few of the agents listed here and there are a few nice looking properties available. Agents are asking for up to 2 months rent deposit, 1 months rent plus agent commission of 1.5 to 2.5 months rent all in advance.
This is a lot of money to part with up front- does anyone have any thoughts/ guidance on this? Also what is likelihood of getting a rental agreement in English rather than Spanish? I'm not a fan of signing a contract when I've no idea what it says!

When dealing directly with the owner the normal practice is to pay the first months rent in advance plus an equal amount as a deposit returnable at the end of the rental period. I've never dealt with rental agents here but if they are the same as estate agents then it is more the case that you think of a reasonable number and than at least double it.
With regard to the rental contact then it has to be in Spanish to be legally binding. You could ask for an English translation but it would be up to you to check that it was correct. Things you must make sure are clear before signing include -
Who is responsible for paying the local taxes (rates)?
Who is responsible for repairs and maintenance?
If it is furnished take photos of any wear and tear or damage and get them added to the rental agreement.

The rent deposit amounts are set by the government.
